listing & selling your home in february

February can often be overlooked as the ideal time to sell your home, but it's actually a strategic choice for several reasons. Firstly, the real estate market tends to be less crowded during this month compared to the spring and summer rush. With fewer sellers vying for buyers' attention, your property can stand out more easily. Additionally, serious buyers are still active in the market in February, often driven by life changes like job relocations, growing families, or new beginnings. This means that you're likely to encounter motivated buyers who are eager to make a purchase, potentially leading to quicker and more favorable negotiations.

Another advantage of selling in February is the potential for higher offers. Buyers during this time may be more willing to pay a premium for a well-maintained and move-in-ready home, as they want to settle in quickly. Furthermore, with interest rates typically remaining stable during this season, both buyers and sellers can benefit from a more predictable financial landscape. In conclusion, while spring and summer may be the more traditional choices for selling a home, February presents unique opportunities for a successful and efficient home sale.

Heart Shaped Cookies

Ingredients

  • 2 3/4 c. all-purpose flour
  • 1/2 tsp. baking powder
  • 1/4 tsp. kosher salt
  • 1 c. (2 sticks) unsalted butter, at room temp
  • 3/4 c. sugar
  • 1 large egg
  • 1 1/2 tsp. pure vanilla extract
  • Royal icing
  • Luster dust and vodka, for decorating

THE BEST Heart-Shaped Cookies

STEP 1: In a large bowl, whisk together flour, baking powder, and salt.

STEP 2: In another large bowl, using an electric mixer, beat butter and sugar until light and fluffy, about 3 minutes. Beat in egg and then vanilla.

STEP 3: Reduce mixer speed to low and gradually add flour mixture, mixing just until incorporated.

STEP 4: Shape dough into 2 disks and roll each between 2 sheets of waxed paper to 1/8 inch thick. Chill until firm, 30 minutes in refrigerator or 15 minutes in freezer.

STEP 5: Heat oven to 350°F. Line baking sheets with parchment paper. Using floured cookie cutters, cut out cookies. Place on prepared sheets. Reroll, chill and cut scraps.

STEP 6: Bake, rotating positions of baking sheets halfway through, until cookies are light golden brown around edges, 10 to 12 minutes. Let cool on sheets 5 minutes before transferring to wire racks to cool completely.

STEP 7: Ice cookies with royal icing and let set. When ready to decorate, combine luster dust with a touch of vodka and use a paint brush to “paint” on stripes.

BUYING YOUR first HOME?

Budget Wisely:

Before starting your home search, establish a clear budget that considers not just the purchase price but also ongoing expenses like property taxes, insurance, maintenance, and utilities. Getting pre-approved for a mortgage can help you determine how much you can afford. Stick to your budget to avoid overextending yourself financially.

Research and Inspect:

Don't rush into a decision. Research neighborhoods, visit open houses, and talk to real estate agents to gather as much information as possible about the homes and areas you're interested in. When you find a property you like, don't skip the inspection process. A professional inspection can uncover potential issues and help you make an informed decision before committing to a purchase.
